Apartment Balcony Cleaning & Move-Out Cleans
The balcony is the space renters use least and clean last — and it’s one of the most commonly flagged items on a move-out walkthrough. $2 per square foot, no minimum.
What you’re actually responsible for
In most Florida leases the tenant is responsible for keeping the balcony or patio in the condition it was received, allowing for ordinary wear. The structure, railing and waterproofing sit with the owner or association; the accumulated grime, grease and staining generally sits with you.
That’s why balconies show up on walkthrough lists so often. Nobody deep-cleans a space they mostly use for storage, and two or three years of Florida weather leaves marks that read as neglect rather than wear. Your lease governs the specifics — general information, not legal advice.
Move-out cleans, timed to your walkthrough
Tell us your walkthrough date and we’ll schedule ahead of it, usually within the same week. When we finish you get dated photos of the finished balcony, texted to you — which is the part that matters if there’s any disagreement later. Photographs taken by a third party with a date on them are harder to argue with than your word.
We can’t promise a deposit outcome, and anyone who does is selling you something. What we can do is remove the balcony from the list of things anyone can point at.

The floor
Scrubbed, degreased and extracted dry — including the slider track and the corners a broom never reaches.
The railings
Glass panels, top rail and posts hand-detailed on both faces. Salt film and hard-water spotting lifted.
Glass & screens
Sliders squeegeed streak-free. Screen mesh, frame and spline hand-washed — never pressured.
The furniture
Cushions brushed and deodorized, frames wiped, table glass polished, everything put back where it was.
Plus the slider track, ceiling fan, light fixtures, cobwebs, drain check, grill degrease and bird mess. No add-ons, no minimum.
Can you do it yourself before you move?
Often, yes — and if you’ve got a free afternoon it’s worth trying before you spend anything.
Sweep thoroughly, then use a degreaser rather than an all-purpose cleaner on the floor, especially if you’ve had a grill out there. Let it dwell a minute. Do the glass last with a squeegee, not paper towel. Clear the drain and the slider track — both are on inspection lists and both take about two minutes.
What tends to defeat people: cushions with mildew in the foam, grease worked into textured concrete, and streak-free glass. And you can’t hose it down — most buildings prohibit it, which is precisely how a cleaning attempt turns into a complaint from the unit below.

Do I need my landlord's permission?
Generally not for cleaning the balcony attached to your own unit, though some buildings require any vendor to be registered and insured. We handle registration where it applies.
Will this help me get my deposit back?
It removes the balcony from the list of things a walkthrough can flag, and we send dated photos so you have documentation. We cannot promise an outcome.
Is there a minimum charge?
No. $2 per square foot whatever the size, so a small step-out is $50.
How quickly can you come?
Usually within the same week. Tell us your walkthrough date and we work backwards from it.
