The floor is the thing you are paying for. $2 per square foot covers the slab you can walk, extracted dry, with nothing going over the rail.

What this page is
Balcony floor cleaning is a scrub and a dry extraction of the concrete or tile you can stand on. Corners, the wall joint, and the area under the furniture are part of it. Downtown St. Petersburg and Tampa balconies collect dust, pollen, salt film, and the gray paste that forms when that dust gets rained on and dried again.
The visit also includes reachable glass, the rail, screens, and the door track. Those are not deducted from the floor price, and they are not added on top. The full rate is explained in the cost guide.
What is included
The slab
Swept, washed with a low-moisture solution, and extracted so the unit below does not get your rinse water.
Corners and the track
The joint where the floor meets the wall, and the slider channel, where a broom stops.
Under the furniture
Chairs and the table move, the floor under them gets the same wash, and everything goes back.
A photo when we leave
You get a picture of the finished floor before we are out of the building.
What a wash will not remove
Surface soil comes up. A rust bloom that has sat in the concrete, or a paint drip from a contractor two floors up, may lighten and still show. We do not acid-etch a slab, and we do not promise a floor that looks like the day the building opened. If a stain is past cleaning, we say so from the photo rather than selling a result the wash cannot deliver.
Salt on the rail, as distinct from dust on the floor, is the salt-air guide. Salt sitting on glass is not the same thing as etching. A wash takes off what is on the surface.

Pace it off with length times depth if you want the number before you text. No minimum and no surcharge because the floor has not been touched in years.
FAQ
Do you pressure-wash the concrete?
No. The floor is scrubbed and extracted. A pressure washer is not part of this visit, and the rinse does not go over the rail.
Will rust stains disappear?
Surface rust film lightens. A stain that has worked into the concrete may still show after a real wash. We will tell you which one you have.
Is there a heavy-soil fee?
No. A balcony that has not been touched in years is the same $2 per square foot as one that was cleaned last month.
How do you keep water off the neighbor below?
Low-moisture solution, a containment approach on the slab, and extraction. Nothing is hosed over the edge.
