What EDGE District balconies deal with
The EDGE District has a completely different dirt profile from the waterfront, because the problem here isn’t the bay — it’s the street.
Traffic film from Central Avenue is the main one. Vehicle exhaust lays down a fine grey grease that bonds to glass and railings, and because it’s greasy rather than dusty it smears when you wipe it. That’s why an EDGE balcony can look permanently dull rather than obviously dirty.
Restaurant and bar exhaust is the second. The corridor is dense with kitchens, and lower-floor balconies collect airborne cooking grease that ordinary cleaning pushes around rather than lifts. If your floor feels faintly tacky underfoot, that’s what it is.
Construction dust rounds it out. Central Avenue has been building more or less continuously, and concrete grit is abrasive — the reason to never dry-wipe a dusty pane.
Balconies here also tend to be smaller and shallower than the towers to the east, which sounds like less work but concentrates the grime into a space you actually stand on.

The floor
Scrubbed, degreased and extracted dry — including the slider track and the corners a broom never reaches.
The railings
Glass panels, top rail and posts hand-detailed on both faces. Salt film and hard-water spotting lifted.
Glass & screens
Sliders squeegeed streak-free. Screen mesh, frame and spline hand-washed — never pressured.
The furniture
Cushions brushed and deodorized, frames wiped, table glass polished, everything put back where it was.
Grill degrease, ceiling fan, light fixtures, cobwebs, drain check and bird mess are included at no extra charge. There are no add-ons — the square footage is the whole price.
Renting? This is the move-out clean
The EDGE District is renter-heavy, and the balcony is one of the most commonly flagged items on a move-out walkthrough — partly because it’s the space people use least and clean last.
We schedule around lease end dates, and we text you dated photos of the finished balcony so you have documentation if there’s any argument about the deposit. Can you clean it yourself?
A small EDGE balcony is one of the more DIY-able spaces in our whole service area, and if you’ve got an hour it’s worth trying.
What works: sweep thoroughly first, then use a degreasing cleaner rather than a general-purpose spray — that’s the key difference here. Let it sit a minute before you agitate. Do the glass last, and squeegee rather than wipe, pulling in overlapping strokes and drying the blade each pass.
What doesn’t: hosing it down. Even on a third floor, runoff lands on someone, and most buildings restrict it — here’s the detail on why. Also cushions: surface-wiping a mildewed cushion drives it deeper; they need extraction to come properly clean.
What it costs here
$2 per square foot. No minimum, no trip fee, and no surcharge for a balcony that hasn’t been touched in years — that one takes us longer, but it costs you the same.

How often it needs doing here
Twice a year suits most units here. Traffic film builds steadily rather than seasonally, so the timing matters less than in the pollen-heavy or waterfront neighbourhoods. See recurring plans.
What buildings here ask of vendors

Can renters book balcony cleaning?
Yes. Renters book us directly, and move-out cleaning is a common request here. We send dated photos of the finished balcony that you can keep as documentation.
Is there a minimum charge for a small balcony?
No. It’s $2 per square foot whatever the size, so a 25 square foot step-out is $50.
What’s the greasy film on my Central Avenue balcony?
Usually a mix of street-level traffic film and restaurant exhaust from the corridor below. It’s greasy rather than dusty, which is why wiping smears it instead of lifting it — it needs a degreaser and a minute of dwell time.
Do I need my landlord’s permission?
Generally not for cleaning your own balcony, though some buildings require any vendor to be registered. We handle registration where it applies.
