Hard-Water Spots on Balcony Glass
The spots sit in the same place after every rain. Most of that is mineral left on the surface. A few of them have gone into the glass. The visit prices the floor either way.

What this page is
Hard-water work here means the glass you can reach: the slider and the railing panels, cleaned by hand. It is included in the $2 per square foot of the balcony floor. It is not a restoration quote, and it is not a claim that every cloudy patch will clear.
How to tell a deposit from an etch is in the hard-water guide. The wash stays on the slab: no hose.
What is included
Railing glass
Both faces, where we can stand on the slab to reach them. No blade. No pad that can scratch a coating.
The slider
The outside face, and the inside face if you want us in the unit. The last pass is a squeegee, not a dry wipe that leaves the streak.
The track under it
Grit in the channel is lifted onto a cloth. It is not rinsed down the weep holes and forgotten.
What stays
A spot a fingernail catches is etch. We will say so. We will not tell you a cloth did what a cloth cannot do.
What we will not do
We do not use acid on a coated pane, and we do not pressure-wash the glass. A panel that has to be replaced is the association's glass, not this visit. Salt on the rail cap is the salt-film page.
What it costs
| Floor size | Approx. | Price |
|---|---|---|
| Short balcony | 60 sq ft | $120 |
| Typical downtown balcony | 80 sq ft | $160 |
| Large corner | 120 sq ft | $240 |
The glass on this page is in that number. A new panel is not. Text a photo of the spots if you want a straight read before you book.
FAQ
Are the spots extra?
Not if they are on the balcony we are cleaning. The rate is the floor. The glass on that floor is included.
Will every spot come off?
Mineral sitting on the surface usually does. A mark you can catch with a nail may be etch, and a wash will not fill it.
Do you use a razor?
No. A blade is how a coating gets cut. The pass is a cloth and a squeegee.
Is the photo a job we did?
No. The photo on this page is stock, credited under it. We photograph your finished balcony and text it before we leave.
