Scrubbed, degreased and extracted dry — including the slider track and the corners a broom never reaches.

Glass panels, top rail and posts hand-detailed on both faces. Salt film and hard-water spotting lifted.

Glass & screens

Sliders squeegeed streak-free. Screen mesh, frame and spline hand-washed — never pressured, which tears mesh.

The furniture

Cushions brushed and deodorized, frames wiped, table glass polished, everything put back where it was.

We don’t use a hose. Containment mat down, low-moisture solution, wet-vac extraction, squeegee and dry by hand. Your neighbour below never knows we were here.

It’s harder to DIY than it looks.

There’s no hose bib on the fourteenth floor, and most buildings ban washing a balcony down — here’s why. The realistic alternative is a Saturday, a bucket, and streaked glass.

How does the pricing work?

$2 per square foot of balcony, and that’s the entire price — floor, railings, glass, screens, furniture, grill, everything. A typical downtown balcony is around 80 sq ft, so about $160.

Do you clean screens and lanai enclosures?

Yes — included at the same rate. Mesh, frame and track, cleaned by hand. More on lanai and screen cleaning.

Do I need to be home?

No. Leave a key with the concierge or let us in yourself — either way we text you photos when we’re finished.

Will water drip onto the unit below me?

No. Low-moisture method with a containment mat and wet-vac extraction. Nothing runs off the edge, and the railing is dried by hand before we leave.

What does my building need from you?

A certificate of insurance, which we send to your property manager directly. Vendor registration and service elevator reservations handled where required.

How often should I have this done?

Twice a year for most downtown units, quarterly if you face open water. Full schedule here, or put it on a recurring plan.
