Downtown Tampa Balcony Cleaning

The one Tampa district where salt isn’t the main problem. River humidity, urban soot and traffic film need a different approach — and they respond to one. $2 per square foot.

Three problems, none of them salt

Sitting back from open water, the downtown core escapes the salt exposure that defines Harbour Island and Beach Drive. It gets three other things instead.

Hillsborough River humidity keeps shaded balconies damp longer than they should be, and damp plus Florida warmth grows mildew — the black speckling in corners, along the ceiling edge and in cushion seams. This is the number one complaint we hear from core residents, and it’s almost never simply dirt.

Urban soot and traffic film from Ashley Drive, Kennedy Boulevard and the interstate ramps lays down a greyish grease that bonds to glass. It’s why core railings look permanently dull rather than spotted — there’s nothing obvious to wipe off, the whole pane has just gone flat.

Kitchen and restaurant exhaust matters in mixed-use towers. If your building has ground-floor restaurants, lower balconies collect a fine airborne grease that ordinary cleaning smears rather than lifts.

Buildings in the core

The railings

Glass & screens

Sliders squeegeed streak-free. Screen mesh, frame and spline hand-washed — never pressured.

The furniture

Cushions brushed and deodorized, frames wiped, table glass polished, everything put back where it was.

Grill degrease, ceiling fan, light fixtures, cobwebs, drain check and bird mess are included at no extra charge. There are no add-ons — the square footage is the whole price.

When mildew isn’t a cleaning problem

Worth saying plainly, because it saves people money: if what looks like mildew is concentrated in one area, keeps returning within weeks, or is accompanied by staining that spreads outward, it may be water intrusion from the unit or balcony above rather than surface growth.

That’s a building issue, not a cleaning one. Balconies in Florida condominiums are typically limited common elements, which means responsibility for the structure and waterproofing usually sits with the association rather than the owner — though the split varies by building. Can you clean a downtown balcony yourself?

Yes, more so than in the waterfront districts — the grime here is a surface deposit rather than something chemically bonded.

For traffic film: use a degreaser, not glass cleaner. This is the key. Traffic film is grease, and glass cleaner is formulated for dust and fingerprints — which is why wiping seems to do nothing. Let a degreaser dwell a minute, then squeegee.

For mildew: a mild cleaner and a soft brush handles surface growth. Don’t reach for bleach on powder-coated aluminium or fabric — it can strip finishes and discolour cushions. Dry the area properly afterwards; mildew regrows fastest on surfaces left damp.

For cushions: this is the one to hand over. Surface-wiping mildew pushes it deeper into the foam and it returns within weeks in this humidity. Extraction is what actually removes it.

What it costs here

$2 per square foot. No minimum, no trip fee, and no surcharge for a balcony that hasn’t been touched in years — that one takes us longer, but it costs you the same.

How often it needs doing here

Twice a year suits most core units. The mildew cycle is the thing to time around: a visit at the end of the wet season, roughly October, catches it before it sets into cushions over winter. Recurring plans handle the scheduling.
