What this page is

Sliding door track cleaning is the dry sweep and hand wash of the bottom channel, the rollers you can reach, and the sill. It is part of the balcony visit, not a second invoice. Downtown St. Petersburg and Tampa towers put the door at the windward edge, so grit, salt, and leaf bits collect in that channel and grind the door every time it moves.

The method for the rest of the slab is cleaning a balcony without a hose. The reason the wash stays on your floor is no-pressure washing.

What is included

The channel

Grit brushed out before any wet pass, so the next rain does not paint the glass from the bottom up.

Rollers and sill

Wiped with a mild detergent and a soft cloth. We do not oil a track we have not seen, and we do not take the door off its rails.

Weep holes

Cleared if a toothpick or a soft brush reaches them. A blocked weep is how a track holds water against the frame.

Floor, glass, screens

Same visit, same $2 per square foot. The track is not an add-on line.

What we will not do

We do not run a hose down the track and over the edge. Water that leaves your balcony lands on the unit below. We do not promise a door that stuck for years will glide like new. If the roller is cracked or the frame is bent, a wash will not fix it, and we will say so from the photo.

Measure the floor, not the track, with length times depth. The price is on the floor you can walk.

FAQ

Is the track extra?

No. The channel, the reachable rollers, the floor, screens, and reachable glass are $2 per square foot together.

Will you remove the door?

No. We clean what we can reach with the door on its rails. Taking a slider out is a window company job, not a cleaning visit.

Why does the door grind after a rain?

Grit in the channel gets wet and turns into paste. Brushing it out before the wash is the point of this part of the visit.

Do you use a pressure washer in the track?

No. A pressure washer is not on the truck for this work, and the wash does not go over the rail.
