What no-pressure means here
Balcony cleaning without a pressure washer is the whole method, not a gentle setting on the same machine. We do not bring a pressure washer onto a downtown balcony. Floors, rails, glass, screens, and the door track are done by hand, at $2 per square foot, and the dirty water stays on your floor.

Why the hose stays inside
Whatever leaves your balcony lands on the unit below, and wash water is not rain. We do not write that hosing a balcony is illegal. We do write that Pinellas and Tampa treat pollutants in the drainage system as prohibited, and that a hose over a rail is a bad way to find out how your building reads that. The practical rule we work to is simpler: nothing over the rail.

What the visit includes
Floor
Loose grit lifted first, then a controlled wash, then extraction so the slab is not left wet.
Rails and glass
Soft wash only. See glass and railing cleaning for what we will not scrape.
Screens
Hand-washed. Pressure tears mesh and pulls it from the spline. Screens are in the same rate. Lanai and screen cleaning is the same method with a screened room.
Track and drain grate
Cleared, not blasted. A packed grate is how the next rain sits on the slider.
What this is not
It is not a structural inspection, a coating repair, or a claim that we are already an approved vendor at your building. Some buildings want a certificate before a vendor comes up. Ask, and we will tell you what we can send today. We will not invent a history of approvals.

Do you bring a pressure washer and turn it down?
No. We do not bring one. Low pressure is still a pressure washer, and it is the wrong tool on a tower balcony.
Will water drip on the unit below?
Not if we are doing the job. The wash stays on your floor and leaves in a bucket or a wet vac. Nothing is rinsed over the rail.
Are screens included?
Yes, at the same $2 per square foot. Mesh is hand-washed. It is not blasted.
Can you work if my building bans hoses?
That ban is why the method exists. Tell us the rule in the text. We do not need a hose to do the wash.
