Balcony Screen Cleaning

The mesh on a slider or a short screen panel is brushed in the same visit as the floor. A full lanai cage is the same rate, measured on the floor, not a second bill.

What this page is

Screen cleaning here means mesh, frame, and spline, by hand, with a soft brush and a bucket. It is included in the $2 per square foot of the floor you can walk. It is not a rescreen, and it is not a pressure wash.

A cage with a roof is lanai cleaning, same rate. The method is how to clean screens without tearing them.

What is included

The mesh

Brushed. Not blasted. A hose over a tower rail is the yard method, and we do not use it.

The frame

Wiped. A bent frame is noted, not bent back.

The track the screen sits in

Grit lifted onto a cloth. Track cleaning.

What stays

A split panel or a missing spline is a replacement, not a wash.

What we will not do

We do not pressure wash mesh. That is how it tears. A cage that needs new screen is priced as a repair, not as this visit.

What it costs

Floor sizeApprox.Price
Short balcony60 sq ft$120
Typical downtown balcony80 sq ft$160
Large corner120 sq ft$240

The mesh on that floor is in the number. New screen is not.

A photo of the mesh is enough

Text it with the building name. We reply 8am to 7pm.

FAQ

Is screen cleaning extra?

Not if the screen is on the balcony we are cleaning. The rate is the floor.

Is a lanai a different price?

No. The cage is still the floor, at $2 a square foot. Lanai cleaning.

Will a torn screen get patched?

No. We clean what is there. A split is noted, not sewn.

Is the photo a job we did?

No. It is stock, credited under it.
