An orange drip under a chair is often a film, not a failed slab. The visit washes the film. It does not patch concrete or coat rebar.

What this page is
Stain cleaning is a hand wash of the film on the walking surface: rust-colored drips under furniture, gray mildew in the shade, and the dirt a storm left. It is included in the $2 per square foot of the floor. It is not a diagnosis of the steel inside the slab.

What is included
Film
What wipes off with detergent is the visit.
Furniture feet
Chairs are moved so the drip ring can be washed, then put back.
Spalls
A chunk that has already left the slab is photographed and left. We do not patch it.
Coatings
We do not apply a sealer. A sealer over a damp film traps the problem.
What we will not do
We do not chip concrete, expose rebar, or tell you a building is unsafe. That judgment belongs to an engineer and, on the schedule the statute sets, to the milestone inspection. A nail that catches in the surface is the stop for a wash.

Is a rust-colored drip extra?
No, if it is on the floor we are cleaning. The rate is the floor.
Will the orange color disappear?
A film often lightens. A stain that has gone into the paste of the concrete may remain. We will say which one we are looking at.
Do you repair spalling?
No. A missing piece of concrete is a repair, and this visit is a wash.
Is the photo a Bay Balcony job?
No. Stock, credited under it. Your slab is photographed when the visit is done.
