A drain that cannot take a rinse is how a slab stays wet and how the unit below gets a drip. Clearing what we can see is part of the visit.

What this page is

Drain cleaning here means the scupper, the weep holes we can see, and the leaf pack sitting on them. It is included in the $2 per square foot of the floor. It is not a snake of a building stack, and it is not a promise that a failed waterproofing membrane will hold.

What is included

Scupper

Leaves, seed, and grit lifted out so a rinse can leave the slab.

Weep holes

The small openings under a slider track, cleared if a finger and a cloth can reach them.

What we carry out

Debris leaves in a bag, through the unit, not over the rail.

What we report

A drain that still will not take water is named in the text with the finished photos.

What we will not do

We do not open a wall or recaulk a failed joint. A slab that holds water after the scupper is clear is a building question, and the association's maintenance duty is in the declaration, not in this visit. Floor film, as distinct from the drain, is the floor page.

Is the drain extra?

No. A visible scupper or weep on the balcony we are cleaning is in the visit.

What if it still holds water?

We say so, with a photo. Clearing leaves is not a repair of the membrane under the tile.

Do you pour the rinse down the stack?

Wash water stays on the slab and leaves through the scupper in a controlled way, or it is carried out. It does not go over the rail.

Is the photo ours?
