New buildings, new balcony problems

Water Street residents are often surprised that a brand-new balcony needs cleaning at all. It’s the newest district in Tampa, and it has a dirt profile that comes specifically from being new.

Construction dust is the dominant factor. The district is still building out, and concrete and drywall dust travels further and higher than people expect. It’s fine, pale, and — the part that matters — abrasive. Dry-wiping it across a glass panel or a powder-coated rail is how residents put fine scratches into finishes that are less than two years old.

River and bay salt layers on top. Water Street sits where the Hillsborough River meets the bay, so you get salt aerosol as well as the humidity that comes off moving water.

The combination is genuinely bad for new finishes: abrasive grit sitting in a salt film, on surfaces that haven’t developed any weathering yet. A first clean before you furnish the space saves you scrubbing grit out of new cushions later.

Buildings on Water Street

Several of these are hotel-branded or operator-managed rather than run by a traditional condominium association, so vendor access works differently — usually through building operations. We sort that out before the visit rather than at the door.

What’s included — all of it, every visit

The floor

Scrubbed, degreased and extracted dry — including the slider track and the corners a broom never reaches.

The railings

Glass panels, top rail and posts hand-detailed on both faces. Salt film and hard-water spotting lifted.

Glass & screens

Sliders squeegeed streak-free. Screen mesh, frame and spline hand-washed — never pressured.

The furniture

Cushions brushed and deodorized, frames wiped, table glass polished, everything put back where it was.

Grill degrease, ceiling fan, light fixtures, cobwebs, drain check and bird mess are included at no extra charge. There are no add-ons — the square footage is the whole price.

Doing it yourself on a new balcony

If your balcony is new and lightly used, DIY is very reasonable — as long as you get the order right.

Vacuum before you wipe. This is the single most important thing on Water Street. Construction dust is abrasive; a cloth turns it into fine sandpaper. Use a soft brush attachment on the rails and the floor.

Then minimal water. A damp microfiber and a mild neutral-pH cleaner is enough on surfaces this new. Avoid anything acidic or abrasive — you have nothing to gain and a warranty-age finish to lose.

Squeegee the glass. Wiping new glass with construction dust still on it is exactly how the fine scratching happens that people later blame on the builder.

What you can’t easily solve: there’s no hose bib up there, runoff onto neighbours isn’t an option, and grit worked into floor texture needs extraction rather than a mop.

What it costs here

$2 per square foot. No minimum, no trip fee, and no surcharge for a balcony that hasn’t been touched in years — that one takes us longer, but it costs you the same.

How often it needs doing here

Once the district finishes building out, twice a year will be plenty. Until then most Water Street residents are better off with a third visit — dust load is simply higher than in the mature neighbourhoods. Recurring plans are flexible on that, at the same rate.

Vendor access here varies more than in an established condo tower, because several buildings are operator-run rather than association-governed. My building is brand new. Does the balcony already need cleaning?

Often yes. Construction dust settles heavily during buildout and it’s abrasive, so it’s better removed before you put furniture and cushions out.

Why is there gritty film on a balcony nobody has used?

Active construction in the district puts concrete and drywall dust into the air continuously. It settles on unused balconies just the same — and dry-wiping it is what scratches glass.

Do you work in hotel-branded residences?

Yes. Access usually runs through building operations rather than an association, and we arrange it before the visit.

Will cleaning affect my new finishes?

No. We remove dry grit by vacuum first, then use a neutral-pH low-moisture solution and hand-dry. Nothing acidic, nothing abrasive, no pressure.
