Balcony Mildew Cleaning
The black film on a rail, a slab, or a chair frame is part of the same visit. Humidity puts it back. The rate does not change because it came back.

What this page is
Mildew cleaning is a detergent wash of the hard surfaces where the film is sitting: rail, shoe, slab, and chair frames. It is included in the $2 per square foot of the floor. It is not mold remediation, and it is not a bleach flood.

What is included
Hard surfaces
Rail, glass shoe, and slab washed and dried. No bleach poured toward the drain.
Cushions
Brushed. A spot grown into the foam may remain, and we will say so.
Corners
The still air behind a chair is where the film returns first. Those corners are in the visit.
Dry-down
Surfaces are left so they can dry. A wet rail in a closed lanai just feeds the next film.
What we will not do
We do not open a wall, test the air, or tell you a health result. Dark growth on a ceiling inside the unit is not this visit. Paint over a film that is still alive will peel; that is a painter's problem after the wash, not during it.

FAQ
Is mildew a different price?
No. The rate is the floor. A film on the rail does not add a soil charge.
Will it stay gone?
Not by itself. A Tampa summer puts the film back on a rail that stays damp. A recurring visit is the same rate, on a schedule.
Do you use bleach?
Not as a flood, and not toward the scupper. Detergent and a dry-down are the visit.
Is this photo a Bay Balcony job?
No. It is stock, credited under the picture. Your finished balcony is photographed and texted to you.
