Bay Balcony LLC
Terms and Conditions
What you can expect from us when you book a cleaning, what we need from you, and the rules for using this website. Effective October 30, 2026.
Who we are
Bay Balcony LLC (“Bay Balcony”, “we”, “us”) is a Florida limited liability company that cleans balconies, lanais and screens by hand in downtown St. Petersburg and Tampa. These terms apply when you book a cleaning with us by text, email or the booking form, and when you use baybalcony.com. By booking a cleaning or using the site you agree to them. Our mailing address is 400 Central Ave, Suite 606, St. Petersburg, FL 33701.
The short version
- The price is $2 per square foot of floor you can walk on plus a $44 service call fee per visit, with no minimum size. We confirm it with you before we book.
- You tell us how we get in and what your building requires. We clean by hand, with no hose, no pressure washer and nothing going over the rail.
- We text you a payment link when the job is done. If something we cleaned is not right, tell us and we will come back and fix it.
Where we work
We book jobs in downtown St. Petersburg and downtown Tampa and the neighborhoods listed on this site. We do not book jobs outside those areas.
Prices
A cleaning costs $2 per square foot of the floor you can stand on plus a $44 service call fee per visit: length times depth, in feet, times $2. That price covers the floor, the glass and railing you can reach from it, screens, the door track, and the furniture and grill that live on that floor. There is no minimum size and no surcharge for a balcony that faces the water or has not been cleaned in a while.
The calculator and the examples on this site are estimates. Before we book, we confirm the price with you by text or email, from your measurements, photos or your building’s floor plan. If the floor turns out to be a different size when we arrive, we tell you the corrected price before we start, and you can cancel at that point without paying anything.
The price does not include repairs, replacement parts such as a new screen, or clearing a drain inside the wall. We may change our prices on this site at any time; the price we confirmed for your booking is the one that applies to it.
Booking, access and your building
A booking is confirmed when we agree a day, a time window and a price with you in writing (text or email). When you book, you confirm that you own or rent the unit, or have the owner’s permission to have it cleaned.
Please tell us how we get in (for example a concierge, a key or being home), and anything your building requires from vendors, such as registration, check-in or use of the service elevator. If there is a requirement we cannot meet, we will tell you before the visit. Before we arrive, please put away valuables, fragile items and anything you do not want moved.
Rescheduling and cancelling
You can reschedule or cancel by text or email. There is no fee, but please let us know as early as you can, ideally the day before. If we cannot get in at the agreed time, we will contact you to pick another day.
We may reschedule for storms, high wind or anything else that would make the work unsafe, and we will tell you as soon as we know. If we ever have to cancel, you owe nothing for that visit.
How we clean
We clean by hand. We do not use a hose or a pressure washer, and nothing goes over the rail onto the units below. We clean only what can be reached safely from your floor. We may take photos of the finished balcony to send you; we do not post customer photos, names or addresses online (see our privacy policy).
What cleaning can and cannot do
Cleaning removes dirt, film, mildew, droppings and loose stains. It cannot undo damage that is already there, such as etched or scratched glass, corrosion, faded or peeling coatings, cracked concrete or permanent staining, and mildew can come back over time in Florida’s climate. If we think something will not come out, we will tell you before or during the job.
Payment
Payment is due when the job is done. We text you a payment link, and you pay by credit or debit card through our payment provider. Please do not text us card numbers.
If something is not right
If something we cleaned is not right, tell us within 48 hours of the visit, with a photo if you can, and we will come back and clean it again at no charge. If you believe something was damaged during the visit, tell us within 48 hours with photos so we can look into it and work with you to put it right.

Using this website
The guides and other content on this site are general information about balcony care in Florida. They are not legal, engineering or building-management advice; your condominium association, landlord or building rules come first. The text, photos and design of this site belong to Bay Balcony or the people who licensed them to us, so please do not copy them without permission. Some photos and films on the homepage come from Unsplash and Pexels under their licenses. Links to other websites are for convenience; we are not responsible for their content.
Limits on our responsibility
We do our work with care, but to the extent the law allows, our total responsibility for any claim connected with a cleaning is limited to the amount you paid for that cleaning, and we are not responsible for indirect losses, such as a lost security deposit or a building fine. Nothing in these terms limits any right you have that the law does not allow a business to limit.
Governing law
These terms are governed by the laws of the State of Florida. Any dispute will be handled in the courts of Pinellas County, Florida, unless the law requires otherwise. If any part of these terms is found unenforceable, the rest still applies.
Changes to these terms
We may update these terms from time to time. When we do, we will change this page and the effective date at the top. The terms in place when you booked apply to that booking.
