Balcony Cleaning Before You List
A listing photo shows the balcony whether you want it to or not. The cleaning is the same $2 per square foot. We do not claim it changes what the unit sells for.

What this page is
Pre-listing balcony cleaning is the ordinary Bay Balcony visit, booked before a photographer or an open house. Floor, rail, reachable glass, screens, track, and the furniture that will be in the shot. The rate does not go up because the word "listing" is on the request.
We do not stage furniture, we do not paint, and we do not tell you the wash will add dollars to the sale. Those are claims we cannot stand behind. What we can stand behind is a floor that has been scrubbed and a photo of that floor texted to you before we leave.
What the photographer will see
The floor
Dust and the gray rain paste are the first thing a wide shot shows. That is the scrub.
The glass
Hard-water spots read as dirty even when the view is the selling point. Reachable panes get a hand wash, not a razor.
The furniture
Frames wiped, cushions brushed, everything put back where the listing photo needs it.
The track
A door that grinds on camera is a track full of grit. We brush it out as part of the same visit.
What to send
One photo of the balcony and the building name. If the listing date is close, say so in the text. We confirm a slot by text, usually within the hour, 8am to 7pm. Nothing is charged until the job is done.
Condo towers still need the building to allow a vendor. Condo balcony cleaning is how that works with a front desk. If your manager asks for paperwork, ask us first and we will tell you exactly what we can send. We do not advertise ourselves as approved by your association.

Will a clean balcony raise the sale price?
We do not know, and we will not say it will. The visit is a wash of the balcony that will be in the photos. The price of the unit is between you, your agent, and the buyer.
Is there a listing surcharge?
No. $2 per square foot, the same as a balcony that is not for sale.
Can you be there the morning of the photo shoot?
If the slot is open, yes. Text the date. We confirm by text. We do not hold a day without a confirmation.
Do you work with the listing agent?
We text you. If you want the agent copied, put their number in the message. We do not call the building on a story we have not heard from you.
