Hyde Park & Bayshore Balcony Cleaning

The seawall changes everything

Most of Tampa deals with salt as fine aerosol carried on the wind. Bayshore deals with something more direct.

The boulevard runs immediately along the seawall, and during high winds and king tides, spray comes over the wall in volume. That’s a different problem from aerosol: it lands as droplets, dries in place, and leaves concentrated deposit rather than an even film. Low and mid-rise balconies facing the water take it hardest, and it’s why a Bayshore railing can look fine one week and visibly crusted the next.

The second factor is building age. Bayshore and Hyde Park have a lot of older mid-rise condos alongside the newer towers, which means painted concrete railings, aluminium slider frames rather than modern thermally-broken systems, and finishes that have already been weathering for decades. Those need gentler handling than a five-year-old glass rail — aggressive cleaning on chalking paint takes the paint.

Hyde Park proper, set back from the water, is milder: mostly tree pollen, street dust and the mildew that comes with shade and humidity.

Sliders squeegeed streak-free. Screen mesh, frame and spline hand-washed — never pressured.

The furniture

Cushions brushed and deodorized, frames wiped, table glass polished, everything put back where it was.

Grill degrease, ceiling fan, light fixtures, cobwebs, drain check and bird mess are included at no extra charge. There are no add-ons — the square footage is the whole price.

Doing it yourself on Bayshore

There’s one DIY habit that genuinely pays off here, and it’s not a deep clean.

Rinse and dry the rail after a blow. When wind has been driving spray over the seawall, fresh water on a microfiber within a day or two removes salt before it dries and concentrates. Ten minutes, and it meaningfully slows what salt does to an older finish.

Go gentle on old surfaces. If your railing is painted concrete or chalking aluminium, avoid abrasive pads and anything acidic. A rough pad on chalking paint takes the paint with the salt, and then you have a bigger problem than the one you started with.

Never dry-scrape bird mess. It’s abrasive and acidic; soften it with water first.

Where it stops being DIY: concentrated salt crusting, mildew in cushions, and anything requiring water volume you can’t control. And as everywhere in a condo, washing a balcony down is usually restricted.

How often it needs doing here

Water-facing units on the boulevard generally want quarterly, for the same reason as Harbour Island — salt that isn’t removed keeps working. Set back into Hyde Park, twice a year is usually right. Recurring plans and the seasonal guide cover the timing.

What buildings here ask of vendors

Older associations here are often more informal than the new downtown towers, but the essentials are the same: insurance naming the association, desk or manager check-in, and no hoses on balconies. On older buildings we also adjust the method rather than the price — softer brushes on painted concrete and chalking finishes, neutral-pH solution, and no pressure at any point. The goal on a forty-year-old rail is to remove salt without removing coating.

Do you work on older Bayshore buildings?

Yes. Older buildings often have painted concrete rails and aluminium sliders that need gentler handling than newer glass systems. Our method uses no pressure at all, and we soften the brushes and chemistry accordingly.

What are the rust marks on my balcony floor?

Most often surface rust from furniture feet or planters, which cleans up. Rust bleeding out of the concrete itself is different — it can indicate a structural issue worth reporting to your association, and we’ll photograph it if we see it.
