Westshore Marina Balcony Cleaning

New towers on open water — construction dust and Old Tampa Bay salt at the same time, on finishes that haven’t weathered yet. $2 per square foot, everything included.

The worst combination for a new finish

The Westshore Marina District has a dirt profile that’s genuinely unusual, because it gets two things at once that normally don’t overlap.

Construction dust, because the district is still filling in. Concrete and drywall dust travels, settles, and is abrasive.

Old Tampa Bay salt, because these towers sit directly on open water with a marina in front of them. Salt aerosol reaches every face.

Individually, either is manageable. Together they’re a poor combination for finishes that are two or three years old: abrasive grit suspended in a slightly tacky salt film, sitting on glass and powder coat that hasn’t developed any weathering. Wipe that dry with a cloth and you’re effectively polishing your railing with fine grit.

Marina exposure adds one more thing — boat traffic, fuelling and the general activity of a working marina put a light hydrocarbon film into the air that behaves more like the port dust in Channelside than like plain salt.

Buildings in the district

We cover the Westshore Marina District towers, including Marina Pointe and Prium, along with the newer waterfront buildings as they deliver.

Because much of the district is new, many buildings here don’t yet have an established balcony-cleaning vendor — residents are often the first in their tower to arrange it.

What’s included — all of it, every visit

The floor

Scrubbed, degreased and extracted dry — including the slider track and the corners a broom never reaches.

The railings

Glass panels, top rail and posts hand-detailed on both faces. Salt film and hard-water spotting lifted.

Glass & screens

Sliders squeegeed streak-free. Screen mesh, frame and spline hand-washed — never pressured.

The furniture

Cushions brushed and deodorized, frames wiped, table glass polished, everything put back where it was.

Grill degrease, ceiling fan, light fixtures, cobwebs, drain check and bird mess are included at no extra charge. There are no add-ons — the square footage is the whole price.

What you can do yourself

Newer balconies are among the easier ones to maintain between visits, provided you respect the grit.

Vacuum first, always. On a Westshore Marina balcony this is not a nicety — it’s the difference between cleaning your glass and scratching it. Soft brush attachment, rails and floor, before anything wet.

Rinse the rail after windy weather. Fresh water and a microfiber removes salt before it bonds. Five minutes, real payoff on a bay-facing unit.

Keep it neutral. No acidic cleaners, no abrasive pads, no magic-eraser type products on powder coat. New finishes are easy to dull permanently and there’s nothing to gain.

Leave the cushions. Marina humidity plus salt gets into fabric fast, and surface-wiping mildew makes it worse.

What it costs here

$2 per square foot. No minimum, no trip fee, and no surcharge for a balcony that hasn’t been touched in years — that one takes us longer, but it costs you the same.

How often it needs doing here

Bay-facing units here want quarterly for the salt alone. While construction continues, a fourth visit isn’t unreasonable — dust load is high and the finishes are new enough to be worth protecting. Once the district settles, quarterly on the water and twice a year set back from it is the sensible pattern. See recurring plans and the seasonal guide.

What buildings here ask of vendors

Newer associations are often still writing their vendor rules, which in practice means requirements vary more than in an established tower. We send a certificate of insurance naming the association ahead of the visit, register where required, and check in at the desk. Forward your manager this page if they want the method in writing.

Why does a new balcony need cleaning?

The district is still building out, so construction dust settles continuously, and the waterfront position adds Old Tampa Bay salt on top. New finishes with abrasive grit sitting in a salt film is a poor combination.

Do you clean marina-facing balconies differently?

Same method, different frequency. Marina and bay-facing units collect salt faster, so quarterly usually suits them better than twice a year.

Will cleaning affect my warranty finishes?

No. Nothing acidic, nothing abrasive, no pressure. Dry grit is vacuumed off before any moisture touches the surface, which is the step that protects new glass and powder coat.
