Yes — we clean the screens
It’s the first question everyone asks, so here’s the direct answer: screen mesh, frame and track are included at the same rate. No add-on, no separate quote, no “that’ll be extra” when we arrive.
This matters more than it sounds. Most pressure-washing companies either skip screens entirely or blast them — and pressure tears mesh, stretches it out of the spline, and drives grime deeper into the weave. Screens have to be done by hand with the right solution, working from both sides, which takes longer and is exactly why most companies quietly leave them out.
Lanai, balcony, terrace — what Floridians actually mean
In Florida, lanai usually means a covered outdoor room, often screened. A balcony is the open, elevated version. The rest of the country doesn’t use the word at all, which is why most cleaning companies never mention it. In a downtown condo, your lanai and your balcony are frequently the same space wearing different names on the floor plan. We clean both, the same way, at the same rate.

What screens collect in Florida
Screen mesh is essentially a filter you never change. It catches salt aerosol, oak pollen in spring, Saharan dust in summer, love bug residue in May and September, and a steady load of everyday dust — and because the weave holds it, a screened lanai goes hazy faster than an open balcony does. The tell is looking out through it: if the view has gone slightly milky, that’s the mesh, not the weather.
Left long enough, salt and pollen bond into the weave and permanently dull the mesh. At that point re-screening is the only fix, which is why we’ll tell you honestly if yours is past cleaning.
Condo lanai vs. single-family lanai
In a tower, the constraint is your building: no hoses, no runoff, insurance on file with management — which our method is built for (see how buildings approve us). On a single-family home, the constraint is usually just size: ground-floor lanais run bigger, and the same $2/sq ft applies.

Do you clean the screens?
Yes - mesh, frame and track, included at the same $2 per square foot. No add-on charge.
Will cleaning damage or stretch my screens?
No. We hand-wash them; we never pressure-wash mesh, which is what tears screens and pulls them out of the spline.
Is a lanai priced differently than a balcony?
No - $2 per square foot either way, everything included.
My screens still look hazy after cleaning. Why?
If salt and pollen have been in the weave for years they can permanently dull the mesh. We tell you before we start if we think that is the case.
