Balcony Soffit Cleaning

The dark lines on the ceiling of a balcony are often film on the paint. If we can reach them from the slab, they are in the same visit. A stain coming through the paint is not.

What this page is

Soffit cleaning here means the hard ceiling you can reach without standing on the rail, wiped by hand. It is included in the $2 per square foot of the floor. It is not a leak repair, and it is not a repaint.

How to tell film from a leak is in the ceiling streaks guide. The method is no hose.

What is included

Film on the paint

Mildew or soot sitting on the surface, lifted with a mild detergent.

Cobwebs

Taken down into a bag, not brushed onto the unit below.

The fan housing beside it

Wiped if it is in reach. The motor is not sprayed. Ceiling fan cleaning.

What stays

A line that does not lift, or paint that is bubbling, is noted. That is water from above, not a cloth job.

What we will not do

We do not open the ceiling, and we do not tell you a wash fixed a leak. Who pays for the slab above is a declaration question, not this visit.

What it costs

Floor sizeApprox.Price
Short balcony60 sq ft$120
Typical downtown balcony80 sq ft$160
Large corner120 sq ft$240

Reachable film is in that number. A repaint is not.

FAQ

Are ceiling streaks extra?

Not if we can reach them from the balcony we are cleaning. The rate is the floor.

Will every streak come off?

Film on the paint usually does. A stain that has come through the paint may stay.

Do you stand on the rail?

No. If we cannot reach it from the slab, we say so before we book.

Is the photo a job we did?

No. It is stock, credited under it.
