What the Leasing Desk Will Mark During Apartment Balcony Move-Out Cleaning

One fourth-floor rental on Beach Drive, followed from the mailbox notice to the marks a desk can photograph.

The claim notice is the part renters remember, and it shows up after the walkthrough. Apartment balcony move out cleaning is what a leasing desk scores, here a fourth-floor Beach Drive rental with a glass rail and an 8-by-10 slab. Salt film, a gull streak on the cap, and a rust ring under the chair are the lines that move money. A crack at the edge is a different problem, and a mop will not close it.

What does a leasing office inspect on a balcony?

On this Beach Drive unit the desk walks the slab, the glass rail, the slider track, and anything still sitting outside. They want a phone photo, not a structural report.

A fourth-floor glass rail in St. Petersburg shows salt film and gull hits before it shows cracks. Channelside and Harbour Island desks in Tampa look for the same marks. An older screened lanai in the Old Northeast adds the mesh.

One frame from the slider, rail and floor together, is the frame they will keep. The walk happens on St. Petersburg slabs and on Tampa slabs. The elevator button is not the deposit.

Which problems come out of a deposit?

On this unit the lines that move money are gull paste on the rail cap, film ground into the concrete, and the orange ring under the chair. A hairline at the slab edge is not one of them.

A rental lease can assign cleaning to the tenant even when the condo statute assigns the common element to the association. The statute speaks to the association and the unit. The lease in the drawer can still demand a wiped slab. Do not treat one tower's papers as the rule for the next. Who pays for a condo balcony is the owner-side reading.

This is general information about how Florida condominium documents usually work, not legal advice. Your declaration governs, and a Florida community association attorney can read it with you.

If the landlord fails to give the required written notice within the 30-day period, he or she forfeits the right to impose a claim upon the security deposit and may not seek a setoff against the deposit but may file an action for damages after returning the security deposit to the tenant.

That clock is the letter. A missed deadline changes who holds the money. It does not fill a crack.

What is normal wear versus damage?

Normal wear here is film the weather left: salt haze, track grit, a gray cast after Tampa Bay squalls. Damage is a tear, a chip, a crack, or a stain that has eaten the surface.

The deposit statute times the notice. It does not sort film from damage. The lease does, and this page is not advice about one tower.

What the photo showsHow a desk usually reads itWhat a cloth can do
Salt haze on the glass railFilm, often logged as a cleaning missLifts if it is still sitting on the surface
Fresh gull paste on the capA mess left in placeComes off the same afternoon
Orange ring under a chair legA stain, sometimes billed as damageMay lighten. May stay in the slab

A ring that wipes off is film. A ring dyed into the concrete is concrete stain cleaning, not a mop story. Photograph it before you decide.

What can you fix in an afternoon?

An afternoon here covers loose film, a fresh gull hit, and grit in the slider track. It does not cover a rust ring that sat through a wet summer, or the edge crack.

Sweep. Wipe with a damp cloth. Lift the chair, because the ring is what the photo centers on. Scrape fresh paste the same day, before sun on a west-facing Beach Drive rail bakes it. The bird mess page is that one job at full length. Vacuum the track.

Watch out

Wash water off this fourth-floor rail lands on the balcony under it. Keep the bucket inside the slider.

Leave the crack alone. Scrubbing the edge can make the photo look like a cover-up.

If the letter is already in the mailbox, text a photo of the slab before you scrub the only evidence you have.

What can cleaning not fix?

Cleaning cannot close a crack, replace a chipped panel, or lift a rust ring that has become concrete. Photograph those and send them to the manager.

The association shall provide for the maintenance, repair, and replacement of the condominium property for which it bears responsibility pursuant to the declaration of condominium.

On this unit the edge crack is a building item. The gull streak is a renter item if the lease says the slab comes back clean. Send the crack photo to the association contact. Send the streak to a cloth.

When should you pay someone?

Pay someone when an afternoon will not change the photo, or when the keys are due before you can get back to Beach Drive. Bay Balcony's rate on this 8-by-10 slab is $2 a square foot. Eighty square feet at that rate lands at $160. Neither downtown adds a trip charge. The wash is by hand. A hose is not on the truck.

Apartment balcony cleaning is the service, not a second rate. No tape? The measuring guide is two numbers. A photo with the chair still in frame is enough to start.

The desk is not grading the view off Beach Drive. It is grading the photo it can attach to a claim. Wipe what a cloth can lift. Photograph what a cloth cannot.

What would yours cost?

Length times depth, in feet. Pace it off if you have no tape: a normal stride is close to three feet.

No minimum, no trip fee, no heavy-soil surcharge. We confirm the price before we book. Prefer email? info@baybalcony.com

Frequently asked questions

Can a lease make a renter clean a balcony the statute leaves with the association?

A lease and the condo statute answer different questions. The statute speaks to the association and the unit owner, and the lease can still require the renter to leave the slab clean.

How long does a Florida landlord have to claim a security deposit?

If the landlord intends to impose a claim, section 83.49 requires written notice within 30 days after the rental ends. Miss that window and the landlord forfeits the right to take the claim from the deposit.

Do bird droppings come out of a move-out deposit?

A fresh splatter is a mess a cloth can lift, and a desk can still photograph it if you leave it. A streak etched into the glass, or a torn screen, is not an afternoon wipe.

Is a rust ring under a chair normal wear?

A ring that wipes off is film. A ring dyed into the concrete may be billed as damage, and cleaning will not rebuild the slab.

What should I send before I book a move-out wash?

Send length and depth, or a photo, plus the building name. Bay Balcony bills that 8-by-10 slab at $160, and neither downtown adds a trip charge.
