What has to come inside before you fly north?
Anything you can lift with two hands comes inside before the car to the airport. Chairs, cushions, a door mat, solar lights, a wind chime, a ceramic pot, the grill if the lease even allows one. What should you photograph before you leave?
Photograph the balcony the way you would want to see it in a dispute. Stand in the doorway for one wide frame of the rail, the slab, and the slider together. Then the drain, the track, the ceiling, and any orange weep under a chair leg. Date the files. Florida's Chief Financial Officer treats pictures of the home, inside and out, as worth taking before a disaster. A September email wants the same proof: the chair was inside, and the glass was already spotted, or was not.
Send a copy to whoever has the key. A neighbor keeping an eye on it cannot describe a crack they never saw. Skip the pretty corner angle. A manager wants the scupper and the full width of the rail. Name the files with the date and the unit number so you can find them from another state.
What does salt do if the balcony sits all summer?
Salt does not chew the glass. Crystals can sit on the pane. They do not bite into it. What still air does is let film rest where rain never reaches: under the top rail, behind a chair you meant to move, down in the track. A coating maker's note treats sheltered metal as the higher risk, because salt sticks and rainfall never rinses it. An empty balcony is that case from June until you land.
A Beach Drive rail and a rail three blocks inland do not carry the same load. An unused slab still collects more of whatever lands, because nobody wipes it.
