How to clean a glass balcony railing without streaks is a sequence, not a product. Knock the grit off, wet the pane with a mild solution, and squeegee before it dries. In a Florida tower you do that from a bucket, not a hose, so the dirty water stays on your floor instead of the neighbor's.
Why do Florida glass railings streak?
Three things stack. Salt and dust sit on the pane. You wipe them dry and drag grit. Or you wet the pane in full sun and the solution dries in stripes before the squeegee arrives. Either path looks like a bad soap. It is usually a bad order.

What is the right order to clean glass?
Dry debris first, with a soft brush, so you are not making mud. Then soak. Then squeegee. Then a dry edge on the frame so drips do not run back down.

Brush loose grit off the pane and out of the base channel.

How do you squeegee a full-height panel?
Overlap each stroke by an inch, and wipe the blade on a towel so the dirty edge does not paint the next stripe. Pull the last inch of each stroke into a dry corner, then wipe that corner. The streak people hate is the one vertical line where two passes failed to overlap.
Work in the shade if the glass is tinted or coated. Direct sun is a documented limit on those products, not a preference. Clear uncoated glass is more forgiving, and you still should not let the solution dry.

The order is the method. The brand of soap is not.
How do you clean the outside face safely?
If you can reach it while both feet are on your floor and your hips stay inside the rail, you can wash it. If you cannot, you do not. A chair at the edge is not a method. A pole that you cannot control is not a method either, because the dirty water still has to land somewhere.
Many downtown panels are only washable on the inside face from the unit. That is a building fact, not a failure of effort. Glass and railing cleaning prices the faces we can actually reach. We will not invent a ladder over a rail.

The channel holds the grit the pane sheds. If you wash the glass and leave the channel full, the next rain wicks that dirt back up the sheet. Vacuum or brush it out before the wet pass. A soft brush, not a screwdriver.
This is also where a pressure washer does the damage people do not see until the spline lifts. No-pressure washing is the service built around that limit. The channel gets wiped. It does not get blasted.
When is the haze past cleaning?
When a rough patch remains after you have actually washed the pane, both wet and dry, and a nail snags it. That is the etching check from the hard-water spots guide. More soap will not fill a pit in the surface.
Stop there. A second chemical, a blade, or a pad sold as a "glass restorer" can make a small etch into a scratch you see from the sofa. If the panel is etched, the next call is the building or a glass company, not another bucket.
On a Beach Drive tower the salt film returns faster than it does three blocks inland in downtown St. Petersburg, and a Channelside balcony picks up a greasier film off the port. The order does not change. Tampa and St. Petersburg both punish a dry wipe. If the building is in Hillsborough or Pinellas, the constraint is the same: the wash stays on your floor.
Investors who rent the unit should leave a note for the cleaner about tinted glass and about which face is reachable. A guest who wipes the pane with a paper towel on a sandy afternoon is how a listing photo picks up scratches. The method above is what to hand them, or what to book before the photos.
A Channelside railing and a Beach Drive railing collect different films, but the squeegee order is the same in Tampa and in St. Petersburg. Wipe the blade. Dry the channel. Stop when a nail snags the glass. That last stop saves the panel.

Frequently asked questions
Can I clean tinted glass in direct sun?
Not if it is tinted or coated. The glass association says not to wash coated or tinted panes while sunlight is on them. The solution dries before the squeegee, and that dry-down is the streak.
Should I use a hose on the railing?
Not on a high-rise. Wash water and soap that leave your balcony become someone else's problem, and storm drains are not a sink. Use a bucket and a wet vac, and keep the runoff on your floor.
What soap is safe?
A gentle glass wash in plain water. Skip abrasive powders, and do not reach for bleach near the edge of laminated glass. The association lists bleach and ammonia as harmful at that edge.
How do I reach the outside of the glass?
From your floor, only as far as you can work without leaning past the rail. If the outside face is open air, it is not a DIY reach. Say so, and do not stand on a chair at the edge.
Will this remove white spots?
