What does January through March bring?
You may be in the unit, or you may still be north. Tree film can coat a rail while a northern city is still frozen. Salt is already on a waterfront slab. It has not had a summer of daily wetting to set.
If the glass looks hazed from the sofa, book the wash. A January visit for an empty chair is a favor, not the week this map is built for. Bird mess on the rail is the other reason to book while you are in town.

What changes in April and May?
Spring dust arrives, then the first hard rains smear it into the glass and the mesh. Most snowbirds are still in the unit for part of this stretch. It is the last easy week to wash before the slider gets locked.
Read the pollen guide before you scrape the pane. A dry hand pushes the film into the glass. The closing checklist names every item that leaves the slab before the flight. Wash while you can still move the chairs.
- Photograph the rail, the floor, and the drain the week you leave.
- Bring cushions and loose chairs inside, not stacked against the glass.

A warning is not a cue to start packing the balcony that afternoon. Read the warning line before you begin a last-minute balcony scramble.

What does autumn look like after the season ends?
The useful wash is the week you land, before the chairs go back out. October can still sit inside the Atlantic span. A tropical system can still form in November on this coast. Waiting for a ceremonial final day is how the first evening back is spent looking at a salt film.
A household that lands at Thanksgiving is not on the same clock as one that lands in early October. Both should wash before the chairs go out. Neither should have paid for a July visit they never saw.
